Annual Boiler Servicing

Annual servicing is one of the most important things a homeowner can do for their boiler. A properly serviced boiler:

• Runs more efficiently, reducing gas consumption and energy bills
• Is less likely to break down, particularly in winter when demand is highest
• Maintains its manufacturer warranty — most manufacturers require annual servicing as a condition of warranty coverage
• Is safer — a service includes a full combustion analysis and safety check to confirm the boiler is operating within safe parameters

What Our Annual Service Includes

A typical EMCO Plumbing boiler service takes approximately 45–60 minutes and covers:

• Visual inspection of the boiler and flue for signs of damage, corrosion, or leaks
• Combustion analysis — measuring flue gas composition to confirm the boiler is burning gas cleanly and safely
• Burner and heat exchanger inspection and cleaning
• Pressure test of the gas supply to the boiler
• Check and clean of the condensate trap and discharge pipe
• Inspection of all safety devices — overheat thermostat, pressure relief valve, auto air vent
• System pressure and expansion vessel check
• Signed service record issued on the day

Landlord Annual Servicing

Landlords are legally required to have every gas appliance in a rented property serviced annually and to issue a Gas Safety Certificate (CP12) to tenants. EMCO Plumbing works with landlords across all our service regions, combining the annual boiler service with the CP12 inspection wherever possible to save time and cost.

Repair or Replace?

We will always give you an honest assessment of whether your boiler is worth repairing or whether replacement is the better investment. As a general rule:

• If the repair costs more than 50% of the cost of a new equivalent boiler, replacement is often better value
• If the boiler is over 12–15 years old and faults are becoming more frequent, replacement is often the more economical long-term choice
• If the boiler is within warranty and the fault is clearly covered, repair (usually by the manufacturer) is always the right first step

We will never push for a replacement when a repair is the sensible choice. Our engineers are paid to do quality work — not to generate replacement sales.
